## Finance · Stadiums · EuropeBarcelona Is Putting Another €510m Behind the Camp Nou Revenue Engine

FC Barcelona has approved another €510 million of financing for Spotify Camp Nou. The important part is not simply the size of the borrowing, but what Barcelona is using as collateral and what the finished stadium is expected to earn.

The club's delegate members [approved the financing package ](https://www.fcbarcelona.com/en/news/4578665/barca-approves-510-million-euros-new-financing-to-complete-spotify-camp-nou?ref=footballbusinessnews.com)at the 2026 Ordinary General Assembly.

It has two components: €300 million to complete construction and €210 million raised through Media Notes backed by future audiovisual revenue from LaLiga and UEFA competitions.

**€300m** Additional financing allocated to finishing Spotify Camp Nou.

**€210m** Media Notes secured against future audiovisual revenue.

**Up to 10 years** Maximum maturity of the two fixed-rate Media Note issuances.

## The €210m media financing is the interesting part

Barcelona is effectively borrowing against part of the cash flow it expects to receive from broadcasting.

The €210 million portion consists of two €105 million Media Notes. According to the club, the first was issued in July 2026 and the second is scheduled for October or November.

Both carry fixed interest rates, mature within a maximum of 10 years and are secured against future audiovisual revenue generated through domestic league and UEFA competitions.

**In simple terms**

Barcelona is using a predictable future revenue stream — broadcast distributions — to raise capital today. It is a form of structured borrowing built around cash flows the club expects to receive in future seasons.

For a major club, media revenue has qualities lenders like. It is recurring, contractually driven and comes from established competitions rather than depending entirely on ticket sales or discretionary consumer spending.

The trade-off is straightforward: using future media income to support debt means part of tomorrow's cash flow is already serving today's capital needs.

## The stadium has become more expensive to finish

Barcelona says the project scope has expanded materially from the original plan.

One problem involved the protected second tier of the original Camp Nou. The club says more than 3,000 structural reinforcement interventions have been required, compared with around 800 originally anticipated.

The redevelopment has also expanded to include additional VIP areas, larger museum facilities, improved 5G connectivity and more advanced building-management systems.

Those additions, regulatory changes and the complexity of reopening the stadium in phases have all contributed to a higher funding requirement.

## The €510m sits on top of a much larger capital structure

This is not Barcelona's first financing for Espai Barça.

The club arranged a **€1.485 billion financing structure in 2023** for the wider redevelopment. Barcelona says it has subsequently refinanced more than €500 million in an effort to smooth the profile of future debt repayments.

The new financing therefore sits inside an already substantial stadium capital stack rather than replacing it.

That makes completion increasingly important. Once a project is heavily financed, delays do more than push back an opening date: they postpone the revenue that was expected to service and justify the investment.

## The delay has already cost Barcelona money

Playing away from the Camp Nou has carried a direct cost.

Barcelona says its two seasons at the Estadi Olímpic Lluís Companys generated almost €17 million of operating expenses and required another €24 million of investment associated with the temporary move.

More importantly, the club also lost time on the revenue uplift expected from the renovated stadium.

That includes additional ticket capacity, premium hospitality, sponsorship, museum activity, catering, events and other stadium-led commercial income.

## Barcelona expects the stadium to transform its earnings

Barcelona's own forecasts explain why it is willing to take on additional financing.

The club projects revenue of more than **€1.45 billion** and EBITDA above **€370 million** in 2030/31 once the Espai Barça project is fully operational.

For comparison, its 2025/26 projections were approximately €1.06 billion of revenue and €184 million of EBITDA.

If those forecasts are achieved, the stadium is not merely a renovated home ground. It becomes one of the principal drivers of Barcelona's ability to generate cash.

**€1.45bn+** Barcelona's projected revenue for the 2030/31 season.

**€370m+** Projected EBITDA once the Espai Barça project is fully operational.

**\~5,000** VIP seats already commercialised under hospitality agreements.

## VIP seats are becoming long-duration financial assets

The club is already monetising the new stadium before every seat is fully operational.

In September, [Barcelona launched long-term VIP seat licences ](https://www.fcbarcelona.com/en/club/news/4581391/fc-barcelona-launches-new-vip-seating-licenses-at-spotify-camp-nou-with-legends-global?ref=footballbusinessnews.com)with Legends Global.

The remaining 2,000 premium seats are being offered through 15- and 30-year licences with upfront payments. Barcelona expects approximately €700 million of committed revenue from that inventory over the duration of those agreements.

The club says almost 5,000 VIP seats had already been commercialised, representing more than €380 million in committed revenue, while the stadium's suites and boxes were fully sold.

[Reuters reported ](https://www.reuters.com/sports/soccer/barcelona-forecast-700m-sales-fresh-vip-seat-packages-2026-09-25/?ref=footballbusinessnews.com)that Barcelona expects to sell the remaining licence inventory over roughly the next two and a half seasons.

**The stadium finance thesis**

Barcelona is borrowing heavily to complete an asset that it expects to generate substantially more recurring revenue. The business case works if the increase in hospitality, ticketing, commercial and event income comfortably outweighs the additional debt burden.

## The real test comes after construction

Large stadium projects are often discussed in terms of construction cost. For Barcelona, the more important number will eventually be incremental cash flow.

A €510 million financing package is manageable only if the asset being financed produces enough additional income to justify it.

Spotify Camp Nou is therefore becoming a case study in modern football infrastructure finance: long-term debt, securitised media revenue, premium-seat licences and commercial income are being combined to fund an asset expected to reshape the club's financial capacity.

Barcelona is not simply rebuilding a stadium. It is attempting to build a much larger revenue base around it.
